Property description

*** no onward chain ***

We are delighted to bring to the market this mid-terrace house situated on the edge of historic Harrogate, within a short distance of the town centre and superbly placed for access to many local amenities and attractions. Beautifully presented, it offers two double bedroom accommodation in a popular residential area and in our opinion is ideal for a buyer who wants to combine the convenience of urban living with unspoilt countryside virtually on the doorstep.

Interior
The accommodation is decorated in pale, neutral colours with attractive wood flooring, doors and window frames in most rooms. On entering the lounge, to the right of the entrance hall, the room's most eye-catching feature is immediately evident - a red-painted chimney breast with open fire, wooden surround and red-tiled hearth. There is wooden shelving and cupboard space to either side and a wide bay window that lets in plenty of natural light. The lounge leads into the dining room which has useful storage cupboards and a fireplace with tiled hearth and a wood-burning stove. This in turn opens into the kitchen decorated in white with blue-patterned tile splashbacks. There is a good range of units including drawers, cupboard and shelving, with countertops, plus space and plumbing for appliances. The floor is tiled and there is a stainless-steel sink with mixer tap over. On the first floor are two double bedrooms both featuring a cast-iron fireplace and tiled hearth, and the house bathroom which comprises a curved corner bath, wash hand basin and low level WC. The property has roof insulation and is double-glazed. The gas-fired central heating system has a programmer, room thermostat and individual thermostatic valves to all radiators, there is low-energy lighting in approx 50% of fixed outlets.

Dimensions

lounge: 14' 2” (4.33m) x 9' 9” (2.97m)

kitchen: 7' 11” (2.41m) x 7' 9” (2.36m)

First Floor

bathroom: 8' 2” (2.49m) x 7' 9” (2.36m)

Exterior
The property has a small garden to the front with some established plants separated from the road by a low stone wall. A path leads to the traditional front door which is black with glass panes. To the rear is a paved courtyard garden shielded by a wall and fencing. There are some shrubs and flowering bushes, as well as a brick-built barbecue area.

Location
The property is approximately a 15-minute walk from the centre of Harrogate, with its rail and bus stations, and excellent range of shops, restaurants, cafés and bars. Harrogate International Centre, the Royal Hall and Harrogate Theatre between them offer a varied programme of entertainment, and there are two cinemas – the Odeon and Everyman. The Yorkshire Dales and market towns of Ripon, Knaresborough and Pateley Bridge are just a short journey away, while Leeds Bradford Airport can be reached in approximately 30 minutes by car for those travelling further afield. More locally, there is an Asda supermarket, plenty of independent shops in the busy King's Road area, doctors' surgeries and pharmacies. For those interested in education, the closest schools are St Robert's Catholic Primary and Grove Road Community Primary, rated 'outstanding' and 'good' respectively in their most recent Ofsted reports, and Harrogate High School which is currently rated 'good'.

As always, we would recommend a viewing to fully appreciate the accommodation on offer.
