Description
Loftus Hill is privately situated in the middle of a mature estate totaling some 43 acres, approached via a meandering tree lined driveway which opens to reveal this handsome Grade II listed country house.
This is a grand house, with all of the principle rooms being of near perfect proportions, bathed in copious amounts of natural light and enjoying contrasting views of the surrounding gardens and parkland. The core of the present house is believed to date from the 1600’s with Regency alterations and later additions prior to the detailed restoration programme that started some twenty years ago. Reading the fascinating description of “Loftus Hill” in Wheater’s chronicle of the historic houses of Yorkshire, the site at Loftus Hill suggests a house of earlier origins perhaps back to medieval times to coincide with the timber framed “Tithe Barn” which has been sympathetically preserved and given a new lease of life.
The property as a whole is presented to a very high standard following a comprehensive and on-going program of restoration and refurbishment, many of the finishing touches having only been completed within the last two to three years. The exceptional level of privacy and peaceful rural surroundings bely the convenience of Loftus Hill’s setting, just seven miles from the elegant spa town of Harrogate and 3 miles to the A1M, equidistant from London and Edinburgh in the heart of Yorkshire
The Interiors
The attention to detail throughout Loftus Hill is quite outstanding. From the moment one enters The Grand Hall with its stone flooring and elegant decorative finish there is a real sense of quality and grandeur. The standard that has been achieved throughout the property is immediately apparent, although the original Georgian design of the building remains apparent. The decor represents the best of modern day country house living, each room having its own personality. This extends from the formality of the drawing room, the elegant dining room to the lovely continental feel of the garden room which enjoys extensive vistas over the formal walled garden.
As one would expect with a house of this calibre, the large high specification breakfast kitchen is complemented by a fully fitted secondary kitchen for entertainment purposes. The library is an ideal private office with the clever use of a first floor sitting room, or games room to complement a series of high specification bedroom suites of varying size.
The Exterior
The private walled garden is exquisite, being landscaped with an elevated lawn and extensive strategically placed terracing leading from the garden room. The productive kitchen garden is well screened on the eastern side, adjacent to the northern park with established woodland shelter belts to the boundaries. The parkland to the south creates a perfect setting to this wonderful country house as the impressive tree lined driveway offers intriguing glimpses of the imposing main house. There is a further secret garden on the western side dropping down into the woodland with a croquet lawn and ornamental stream. There is a hard landscaped tennis court together with a range of outbuildings including five loose boxes with garaging integral to the main house as well as garaging.
The secondary buildings
The Grade II listed Tithe Barn is a rare and a well preserved example of a late medieval timber-framed aisled barn that is believed to date from the late 15th Century with alterations in both the 18th Century and 20th Century. In the latter respect the Tithe Barn is now an exceptional function suite having a high pitch feature roof structure with extensive exposed timbers. The proportions are sufficient to comfortably seat over 100 banqueting style.
Loftus Hill offers two secondary dwellings: A three bedroom detached cottage, adjacent to the Tithe Barn and main courtyard. There is also an off-lying three bedroom detached gardeners cottage offering scope for extension and having its own private garden.
